Installed and don't know if it will work or not. Haven't had enough rain to test it. Will have to wait and see

i installed the items in some properties - with the old building you almost always need to repair the floor train using new PVC pipes so that they can hold these little devices. i don't know yet but i believe they will work if they are kept clean. it still needs quite some work to install the things but compared to big money needed to dig the ground and put more sophisticated backwater valves (and they may or may not really work better), this is great invention!

Bought this for one of our rental homes. Water was coming up in the basement laundry in hard rains.Installed this items, and the problem completely went away. Was given a plumbing quote to "fix" the problem for $1700.00. Buying this was much easier on the wallet.
